At South Pine Design, we manage every phase of the build with the same standard of care, from land acquisition and planning through final delivery. Critical phases of construction, including excavation and foundation work, are handled in-house to ensure consistent quality control from the ground up, while a network of trusted, experienced subcontractors carries each home through framing, mechanical systems, and finish work. Land Acquisition and Planning
We work with you and your architect to evaluate the homesite, align plans, and coordinate key details before construction begins. This phase includes site considerations, engineering coordination, and early decision-making to ensure a clear and efficient path forward.

Pre-Construction and Budget Alignment
Plans, selections, and specifications are refined to establish a clear scope and budget. This allows for informed decision-making and ensures the project moves forward with clarity and control.

Engineering and Permitting
Engineering, approvals, and permits are coordinated and managed to meet local requirements. This phase ensures the project is fully approved and ready to begin construction without delays.

Site Preparation and Infrastructure
Our in-house excavation, hauling, and road building services prepare the site for construction. This includes grading, access, and foundational work to ensure a stable and well-executed start.

Structural and Systems Integration
The foundation is installed and framing begins, establishing the structural integrity of the home. Plumbing, electrical, and HVAC systems are then integrated within the structure, followed by exterior work including siding and roofing, and interior progression through insulation, drywall, and preparation for finishes. This phase brings the home into its final form with all major systems and structure in place.

Finishes and Final Site Completion
Flooring, cabinetry, trim, tile, and final interior details are completed according to plan, followed by exterior finishing, grading, and landscaping. Attention to detail throughout this phase ensures the home and property are delivered as a clean, cohesive, and fully finished result.

Final Walkthrough and Delivery
The completed home is reviewed in detail to ensure everything meets expectations. Final adjustments are made, and the home is delivered ready for move-in.
